Houghton Park Holidays Booking Terms and Conditions

EFFECTIVE FROM 6/5/2025

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

All bookings are subject to the following terms and conditions:

■ ‘Owner/We’ is Callum Hardie as sole trader.

■ ‘You’ are the guests named in your booking information.

■ A contract between you and the owner will come into existence when the deposit or full payment is received, and a booking confirmation email is issued showing the confirmed holiday dates.

■ The contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions.   Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

■ The maximum number of persons occupying the property must not exceed 4 persons and only those listed on the booking form can occupy the property. If you wish to invite additional visitors to visit you during your stay, you must obtain written permission from us first.

■ Please be advised that no extra overnight visitors are allowed to stay at the property.

■ Bookings cannot be accepted from persons under eighteen years of age.

■ The owner reserves the right to refuse a booking without giving any reason.

■ We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes.

■ Holiday Rentals normally commence at 4pm on the guests arrival date.

■ Guests are required to leave the rental by 10am on the day of departure. Failure to do so may result in you being charged a further day’s rental.

■ Please ensure the house and equipment is left clean and tidy.

■ Please strip the beds of the used bedding and leave it at the end of the beds.

■ Leave the keys locked in the outside key safe.

■ Please ensure Refuse has been disposed of as requested. The appropriate bin should be placed out on the road at the front of the property as per the schedule on display in the Kitchen. All Glass must be taken to the recycling bank in the main square before you depart. You will be charged £20 if this is not actioned.

■ You must only use the property for the purpose of a holiday.

■ Smoking is not allowed in the property.

■ Pets are not allowed anywhere inside or outside the property.

■ Pets, vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense.

■ The rental of this property includes the provision of bedding, mattress/pillow protectors, 6 bath towels, 2 hand towels, a bath mat, 2 tea towels, dishcloths, scourers, washing up liquid, kitchen surface cleaner, laundry washing powder, fabric softener,  hand wash, WiFi, Central Heating/Hot Water and toilet tissue.

■ All linen and towels will be changed along with housekeeping throughout on the Saturday at the end of each week during your stay.

■ If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result.

■ Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bed linen outside.

■ Please remove shoes before entering the house.

■ If you or your dog are wet and/or muddy please enter by Kitchen door and leave wet and or muddy clothes in the Kitchen.

■ Please lock the doors and close the windows when you leave the property unoccupied.

■ Please leave WiFi router, Green Antenna, Hive heating hub, Electric Smart Meter,  kitchen heating controller and boiler switched on at all times.

■ Please make sure you switch off lights, heating or any electrical appliances when you go out – we’re an eco-friendly holiday home.

■ Please don’t take any bath towels with you to visit the river or a beach.

■ A front and back door key will be placed in the key safe next to the front door. The instructions and code for the safe will be emailed and messaged to you prior to arrival.

■ The keys must be placed back in the wall safe when you vacate the premises.

■ Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement locks and keys will be charged to you.

■ The Guest may not under any circumstances re-let or sublet the property.

■ No Tents, Gazebos, Caravans or vehicles of any kind are permitted on any part of the property.

■ No gatherings, parties or events of any kind are to be held on or in the property.

■ The owners shall not be liable to you or your holiday party for loss or damage to property, however arising.

■ All inventory must remain in the property and not be taken to another property.

■ You are responsible for the supervision of all members of your party under the age of 18 at all times.

■ Please park your vehicles on the road outside ensuring cars do not block access to other properties. Parking is limited to 2 vehicles.

■ Please respect the community and try to keep noise levels to a minimum, especially between 10 pm and 8 am.

■ We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behavior of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.

■ Please use the designated barbecue utensils and clean the barbecue after use.

■ If using the firepit please keep it well away from chairs, buildings and trees/shrubs. Do not place hot coals or ashes directly into the refuse bin.

■ Fireworks, Chinese lanterns, candles and portable bbqs are prohibited.

■ If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments) this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.

■ Wi-Fi – the guest agrees to reasonable and lawful usage.

■ Google Smart Speakers must be left in ‘Guest Mode’ to protect Guests' privacy during use.

■ Domestic electric vehicle chargers (commonly known as a ‘granny charger’ or a ‘trickle charger’) are not suitable for use at the property and are strictly forbidden. You are liable for any damage or loss suffered by us due to your unauthorized use of domestic chargers.

■ Any problem or complaint must be immediately reported directly to us/our representatives to allow us the opportunity to resolve it.

■ Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if they do not abide by the rules.

■ This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home.

Important!

The following booking, cancellation and damage/cleaning terms and conditions apply to bookings made directly through our own website. Please refer back to any other site you booked through eg booking.com etc for the relevant terms and conditions they applied to your booking.

■ A 25% deposit must be paid when the booking is being placed.

■ The balance must be paid no later than 15 days before the commencement of your holiday.

■ It is free to cancel your booking up to 15 days before your arrival date.

■ If you haven’t cancelled by that point the full balance will become payable.

■ If you paid your deposit by card the same card will be charged for the outstanding balance and you will be sent details of the payments we received.

■ This charge is equivalent to the losses we would incur due to it being unlikely that we would secure another booking for the same dates at such short notice.

■ Should you confirm you no longer require the booking we can make the dates available on our website and if we do secure another booking then we will refund the total cost of your booking back to you as we made no loss.

■ Alternatively we might be able to move your stay to alternative dates on the understanding that  this would be on a non refundable basis as you defaulted on the original contract. This would have to be within 3 months of the original booking.

■ If the booking is made within 15 days of the arrival date then the full payment must be made when the booking is being placed. This  cannot be cancelled and is non refundable.

■ We require the names, ages, and contact details of all guests.

■ All cancellations must be notified in writing and once received we will confirm the cancellation.

■ The customer remains liable for a percentage of the booking cost when a cancellation is received, as detailed below:

Number of days before holiday start date when cancelled

More  than 14 days: 0  ( your 25% deposit will be returned)

14  days or less: 100% of total booking cost payable

■ We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

■ If our property must close due to government restrictions or your address is put into local/regional lockdown for your holiday dates and you are unable to travel, you will be refunded in full.

■ If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.

■ Damage deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you, or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

■ Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs. Additional cleaning resulting from either the property or items being left in an unacceptable condition will be charged at £15 per hour. If a Specialist Cleaner is required you will be charged for their services.

Guests staying with dogs

● We welcome well behaved dogs and responsible owners to Houghton Park.

● A maximum of 2 dogs may stay at the property.

● Dogs must always be properly controlled and supervised.

● Never leave your dog unattended in the property.

● Please use a crate/cage overnight if you have one.

● Please keep dogs out of the bedrooms.

● Dogs are not allowed on the beds or furniture.

● Please clean your dog with the hose provided at the back door if it is muddy.

● Please use the kitchen entrance if your dog is wet to protect the laminate floors in the property.

● Please use the additional dog blanket or your dog bed if your dog is wet to keep it off the floor/rug.

● Please be aware that the outside areas are not completely escape-proof for dogs.

● Please do not use our china bowls to feed your dog. Stainless steel bowls have been provided.

● Guests are asked to clean up after dogs, both inside and especially outside of the property, or extra cleaning costs may be charged.
